Landlord Electrical Certificate, do I need one ?
The correct term for a Landlords Electrical Certificate is an Electrical Installation Condition Report (EICR) which is a detailed inspection of the electrical installation where the inspector will be looking for any defects, damages, poor DIY work and compliance with the IET wiring regulations. In addition to a detailed inspection the electrical inspector will also carry out a number of physical tests on the actual wiring using the latest test equipment to check the integrity of the wiring and to check the safe disconnection times of the fuses or MCB's should a fault occur. If applicable the inspector will also check and test the correct operation of any RCD's and RBCO's. On completion of the testing and inspecting the electrical inspector will advise if the installation has passed or failed the inspection and will recommend any remedial actions if required. If the installation passes the inspection the inspector will issue you with an official passed (satisfactory) certificate.
In addition to BS 7671 the electrical safety council recommends that all private rented accommodation should be fully tested and inspected before a tenancy begins and is maintained and kept in a safe condition throughout the tenancy.
Private rented properties should be tested and inspected at least every 5 years and an interim inspection every 12 months. Any observations identified by the inspector must be rectified in-order to obtain a "satisfactory" Landlords Electrical Certificate (Electrical Installation Condition Report). If any recommendations which have been classed as a C1 or C2 observation by the inspector are not rectified then the property should not be let. C1 and C2 observations are codes which have been assigned to an observation which is either dangerous or potentially dangerous and must be rectified without delay. A dangerous or potentially dangerous observation could be a risk of fire or a risk of an electric shock or both.

Prices for interim visual only inspections:
- 1 Bed house / flat = £55 inc.
- 2 Bed house / flat = £60 inc.
- 3 Bed house / flat = £75 inc.
- 4 Bed house = £100 inc.
Interim visual only inspections can only be carried out if you have an in-date and satisfactory Electrical Installation Condition Report which must be available to the electrical inspector before he can commence with an interim visual only inspection. If a valid Electrical Installation Condition Report is not available, valid or in date then full electrical inspecting and testing is required.
